NEWS UPDATE: EMPIRE TEAM PREVENTS THE SALE OF A COMMITTED FORESTRY LAND IN LAGANRIGAN VILLAGE, EJIRIN ROAD, VIA KETU – EPE LGA, LAGOS STATE
We conducted due diligence for a client who wanted to buy some hectares of land in Laganrigan Village, Ejirin Road, Omo-Epe, Via Ketu Epe, Lagos State. The buyer wanted to use the place for Farming and processing in the Future.
Our visit to the place showed that it is not developed currently but it will be a very good area in the future because it links to the Expressway.
Next, we took the documents for further investigations. We discovered that this area was acquired by the Lagos State Government and committed as a Green Reserve to be used for Forestry under the Town Planning regulations.
We advised our client to cancel the transaction and not sign the draft contract. The seller (a surveyor) was shocked that we were able to go beyond land survey search and discover the Town Planning restrictions. The surveyor (seller) initially said he will settle the necessary powers but we knew that was a bluff. He later stopped picking our calls.
Houses and structures in Forestry reserves usually get penalized or pulled down, as has happened severally (especially in Abuja) so we advised our client to stay away from such an area.
