HOW TO SEARCH AND VERIFY LANDS IN LAGOS AND ABUJA

In Abuja, the process to conduct a search are:

  1. Write and send an application to Abuja Geographic Information System (AGIS) addressed to the Director of Lands Administration to do a land verification. The application letter must include the name of the owner, the file number, the number of plots, the certificate of occupancy number and the date. Copies of the original certificate or right of occupancy and a valid form of identification must be attached to the letter for sighting and documentation.
  2. Evidence of payment of the prescribed fee using the special teller designated for that purpose.
  3. The search on the land will be conducted by a staff who would put together a report that says if the information in the letter matches the information on the land documents registered. The report will also say how much the rates are and if there are any encumbrance on the land.
  4. A physical, probate registry at the High Court in Maitama, Abuja and Corporate Affairs Commission search is also advised to ensure the land is free from any encumbrance. It is advised that a lawyer conducts this seach.
  5. Lastly, a Land search should be done to make sure that the owner owns the title that is going to be bought. The search also helps find out if the land is blocked in any way.

In Lagos, the process to conduct a search is:

  1. Go to the Lagos State Land Registry at Alausa Ikeja Secretariat to conduct a search on the property in question. It will tell you who the legal owner is and if there is any lien or encumbrance on the property.
  2. Go to the Survey-General’s office with the land coordinates and survey plan. This is to ensure the property in question is in the right place and the survey plan is registered. It also serves the purpose of ensuring the property is not acquired by the government and the survey plan is real.
  3. Conduct a search at the Corporate Affairs Commission, Court, Probate registry and also conduct a physical search on the property. It is advisable you engage the services of a lawyer to do due diligence.
